2025 ANNUAL MEETING OF THE MEMBERS: JUNE 21 AT 4:00PM AT THE LINGLE COMMUNITY CENTER

The 2025 Annual Meeting of the Members and Election of Board of Directors will be held on Saturday, June 21st at the Lingle Community Center in Lingle, WY.  In the event quorum is not met, the adjournment date will be Saturday, July 12th at the Fort Laramie Community Center Conference Room in Fort Laramie, WY. Both meetings will begin at 4:00 pm MDT with voter registration beginning at 2:00 pm MDT (for adjourned meeting, voter registration will begin at 3:00 pm MDT).

All five Director positions are up for election and will be voted on (via GetQuorum) during the annual meeting. All proxies must be electronically submitted via GetQuorum before 5:00PM MDT on June 20, 2025. The candidates for Board of Directors are: Tim Brown, Kim Clinesmith, Lynn Driver, Page Fagan, Tom Jacobi, Tona Mendoza, Mike Mowry, Judd Nash, Ken West and Jed Wilson.

VOTE ON THE BYLAWS AND CC&RS:
Your ballot on the Amended and Restated Bylaws and CC&Rs is due by June 16, 2025.
Enclosed in the back of the packet is a cover letter with instructions, a copy of the Amended and Restated Bylaws and CC&Rs as well as the two ballots.

ANNOTATED DRAFT OF THE BYLAWS AND CC&RS NOW AVAILABLE

The Documents Committee, in drafting the revised, annotated documents, has relied on protecting the interests of you, the Membership of the Pine Ridge Ranch Property Owners Assn., together with review and guidance from a qualified attorney familiar with Wyoming law. While the documents (particularly the Bylaws) must contain some formal language to follow both non-profit and Wyoming law, we have done our best to present these documents in layman's terms. CC&Rs are coming soon.

ROAD ADVISORY COMMITTEE (RAC)

The members of the Road Advisory Committee are Steve Bock (parcel 94), Bill Malchow (parcel 95), John Walkusch (parcels 173/174), and Mike Mowry (parcels 153/185/186).


ELECTRIC UTILITY REBATE UPDATE - Great news! There was an electric utility buy-in in February. Rebate checks will be mailed to eligible members on 6/30/25.


SNOW FENCING

The Board would like to gather your input for the upcoming winter months. Snow drifts were a major expense last year and the Board is discussing snow fencing to help mitigate this issue. If you are aware of areas where snow drifted heavily and could benefit from a snow fence, please contact the Board with this information at prrpoa@prrpoa.com.


ROAD MAINTENANCE AND SNOW PLOWING

The Board would like to remind all ranch residents to CONTACT THE BOARD about any road maintenance issues. If we don't know about the problem, we can't fix it!! DO NOT stop our road contractors with your concerns - you are paying them by the hour!

SLOW DOWN! REALLY. Speed limits on all ranch roads is posted at 25 mph. DO IT.

POACHING ON THE RANCH

An Incidence of poaching has been reported on the ranch and is currently being investigated by Game and Fish. Be aware and report any unusual/suspicious circumstances to Wyoming Game and Fish.
